Open the survey and record the property

Each instruction begins as its own survey record holding the property details, the inspection context and the limitations that applied on the day. Those entries carry through to the report, so the caveats a reader needs are captured once, at the point they are decided.

Work through the inspection

Components are recorded with a condition rating and the surveyor's own wording. The application does not write findings for you and does not suggest a rating: the professional assessment stays with the person carrying it out, and the software's job is to keep it in the right place.

Attach the evidence as you go

Photographs are captured against the component or finding they relate to, with captions added at the time, while the reason for taking the photograph is still fresh. The order you intend for the report is preserved, so evidence does not need to be re-sequenced later.

Keep going when the signal drops

Work saves automatically to the device. Basements, rural properties and thick-walled buildings do not interrupt the inspection, and nothing depends on a connection being available before you can continue.

What the application assembles for you

From the structured record, Survey Smarter builds the report body, the condition-rating summaries and the registers that group findings for the reader. Photographic evidence is placed with the findings it supports and numbered consistently throughout. Completeness checks run before final issue and identify sections that are still unanswered, so a report is not released with a gap that would need a follow-up.

Encrypted backups preserve the survey, its evidence and the report state together, which means an archived instruction can be restored as it stood rather than reassembled from separate files.

What a finished Level 2 report looks like

The sample is a complete Home Survey Level 2 report produced by the Survey Smarter report generator from a fictional 1930s three-bedroom semi-detached house. It shows how the report is laid out from start to finish: the property description and the limits of the inspection, a summary of condition ratings, component-by-component findings with their recommendations, further investigations, matters for a legal adviser, and maintenance advice.

The property, the client and every observation are fictional. The images are AI-generated sample illustrations, not inspection photographs, and the report carries no surveyor signature or qualifications. It is marked "Demonstration - fictional property - not for reliance" throughout.

Frequently asked questions

Which survey type is available today?: Home Survey Level 2 is the workflow available now. Home Survey Level 3, general property inspection, commercial survey and snagging inspection are still in development and are not available today.
Does the residential surveying app work offline?: Yes. The inspection continues without a connection and saves to the device as you work. When a connection returns you can choose whether to keep a private cloud copy.
What do the reports look like?: Each survey produces a structured PDF containing the property record, condition ratings, surveyor-authored findings, the photographic evidence you attached and the associated registers.
Is Survey Smarter approved by RICS?: No. Survey Smarter is not approved, accredited or endorsed by RICS or any other body. Professional judgement, competence and authorisation remain the surveyor's own.
How much will the property survey software cost?: The planned Survey Smarter Professional subscription is £99 per month with a seven-day free trial, no card required and cancellation at any time. VAT is not currently charged and there is no annual plan. Trial activation and subscription checkout are not live yet.
Which devices can I use?: Survey Smarter runs in a modern web browser. The Level 2 inspection is designed for field use and remains available on the device when the connection drops.
Can I add my own branding?: The current workflow produces a Survey Smarter PDF from the survey record. Custom report branding is not advertised as an available feature.

Survey Smarter has its own website, account, subscription and database. There is no shared login, combined subscription or automatic transfer of data between applications.
